Facebook Ad Examples for Realtors
Example 1: Home Search
Here is a simple example designed to get folks onto your site. From the Redbud Group.
Example 2: New Construction Homes
New construction tends to have higher price points and is a great niche to target for high-value buyer leads! But you can also see how it would work for other niches depending on your focus: vacation homes, investors, multifamilies, condos, etc.
This is an example from Levi Rodgers Real Estate Team for new construction in San Antonio. It takes them to their kvCORE website.
Example 3: Recruiting
Brokerages live and breathe agent count. They are always recruiting.
The Reynolds Empower Home Team is looking for agents in the DC metro.
I actually found my own employee on a Facebook ad. It was more effective than I expected.
Example 4: Promotions
A few brokerages I viewed were running promotions like this one from the Moving the Mitten group. As you can see, they are using this promotion to get Facebook page likes and brand attention.
Facebook has depressed its organic reach so much that I’m personally not sure promotions to get Facebook likes is worthwhile (you’re better off building a Facebook Group with an active following).
Example 5: Keep it Local!
The Hughes Group in Idaho is running numerous ads at the moment that prominently show off their native Idaho.
They added a simple call to action to be subscribed to a listing alert. They have a variety of Idaho scenes, including lots of video.
Example 6: Just Listed!
Just listed ads are the staple of Facebook ads, and based on my scanning comprise perhaps 50% or more of real estate Facebook ads. There are far more than the “What’s Your Home Worth?” cliche ad.
These are great because they manage to market your listing and your business simultaneously. They also show the world and potential clients that you are busy.
This ad from Gary Ashton includes the agent narrating a video intro to the home.
Example 7: Neighborhood Sales
Fast Real Estate is advertising an ad promisng local home value sales in the neighborhood. A little simpler than a home valuation, it tugs at people’s curiosity and inclination to snoop on the neighbors!
Example 8: Just Sold!
Realty Austin promotes not only “Just Listed” homes but celebrates just about every MLS status update, including under contract and price reductions.
The “Just Sold” Facebook ad can have a custom audience to target people by zip code and can get hyperlocal, showing local homeowners that you get the job done and earn seller leads!
They also include their phone number in the ad, which is smart. Not everyone wants to use Facebook to communicate.
Example 9: Video
Best Sac Homes has several video ads featuring agents speaking to the purchase process.
There is no landing page, so this is all about building a brand and getting back in front of new (and past!) clients, staying top of mind.
Example 10: Agent Profiles
The Minnesota Real Estate Team’s ads feature an agent weekly or monthly whose bio they promote spending money on Facebook.
I think this is fine, but would prefer to spice it up with a video, or perhaps when promoting a listing or close simultaneously. A more prominent call-to-action for a potential buyer or seller would be good, too.
Example 11: Listing Videos
Some more video! This one is a property listing video from The Serhant Team.
Video is some of the highest engaging stuff on Facebook, so if you have it, use it! All your listing videos should not only be shared to YouTube, the MLS, and your business page, but consider promoting these as well.
Example 12: Home Valuation
We’ve looked at variations of this already, but here is another classic home valuation landing page from Moving the Mitten in Michigan.
Often you will see agents with multiple variations of the same home valuation ad running, likely A/B testing and iterating the ad with the best conversion rate.
Example 13: Cash Offer
Offerpad is an iBuyer offering cash offers!
This is the entire business for iBuyers, so you can bet that they probably put a lot of effort into their cash offer advertisements. If linking up sellers with cash offers is in your toolhouse, consider copying these guys!
Example 14: Testimonials
As an agent, you need to be staying on top of your review game! Why not promote the reviews and testimonials you get from clients?
Video testimonials are probably ideal, but here is an example Facebook ad campaign from MAPropertiesOnline with a client testimonial!
Example 15: Featured Neighborhood
The Jim Allen Group has a few ads at the moment showcasing different neighborhoods. They include a neighborhood video as well as carousel ads with homes.
Building neighborhood-specific content on your site is a great way to build SEO and attract eyeballs and respect to your site.
Example 16: Market Update
Kris Lindahl is sharing and promoting his market update, establishing himself as a market expert in Minneapolis/St. Paul. You can target these to specific cities or communities in Facebook. Use specific numbers to tailor the ad to your market and audience and give value upfront instead of fluff.
Example 17: Homebuyer Webinar
Place has an ad for their webinar. The Sign Up button takes people straight to a Zoom link to sign up for the webinar.
Example 18: Listings
Ideally your own listings, but your brokerage’s listings work, too.
Example 19: Just Sold Video
Robert Slack has videos he advertises of homes that have just sold, enticing would-be home sellers to snoop!
Example 20: Open House
The Jennings Real Estate team is using Facebook to advertise their open house.
That makes for 3 separate times you can advertise a home on Facebook: Just Listed, Open House, and Just Sold!
Example 21: Homespotter Ad
HomeSpotter is a popular tool for creating easy landing pages to promote on Facebook.
Here is an example from the Livian team.
Example 22: Giving Back
Keri Shull just has a single ad at the moment advertising an event with a wounded warrior.
Your advertismenets are a great opportunity to reinforce your brand, especially your values and mission in the minds of consumers!
How to Find Facebook Ad Examples
One of the Facebook reforms that resulted from the 2016 US election scandal was more transparency in Facebook ads. Now, it is incredibly easy to view all the ads that any given business is running.
- Go to the Facebook Ads Library
- Search a rival’s or top producer’s Facebook business page
- View and click on all their active ads (if any)
- That’s all!
The library doesn’t include the ad targeting options for these ads. You will still need to create an ad campaign and select your targeting demographics. But it is a massive head start when brainstorming Facebook ads for real estate.
Below is an example when I searched The Agency Facebook page. I can see all their active ads. Currently, they have 12 ads running.
You can filter by their most popular ads, location, and platform (e.g. Facebook, Instagram, or Messenger).
Be sure you are selecting the green button “All Ads” and not “Issues, Elections or Politics”, or else you won’t see any ads.
Then, I can click on the ad details to get more info on each ad they are running. Here’s an example of an ad performance from Great Colorado Homes.
And voila! I have a decent picture of ads and landing pages that successful agents are employing in their Facebook marketing!
So which real estate pages are running the best ads? For this, I’ve decided to first turn to agents using Curaytor and Ylopo. Both are marketing platforms that are heavily geared toward generating real estate leads on Facebook. These are going to be some of the best Facebook ads and ad copy worth copying.
I have a list of a few agents using Curaytor and those using Ylopo if you want to stalk their ads.
Landing Pages
Just as important as the ad is the landing page. It’s not acceptable simply to send visitors to your real estate website. You need to turn them into Facebook leads.
You can capture contact information directly within Facebook if you prefer. But if you want a branded and highly customized call-to-action to capture buyers and sellers, you will need an effective landing page. Be sure when browsing ads for ideas to click through the ad to see what they’ve got going on with their landing page.
For example, below is the Offrs landing page for their home valuation ads.
Professional Help
There are a few platforms that have made Facebook advertising their calling card. In particular, the following platforms are popular with Facebook-oriented real estate agent marketers. These are great tools if you want to run and closely monitor your ads.
Curaytor
$1275+/mo. Curaytor is a newbie on the scene, established in 2013, but one that has already made its mark. The product has a youthful vibe that focuses on marketing. They do not have an integrated CRM and instead have partnered with Follow Up Boss. The are an excellent option for agents and teams focused on social media, video, and email marketing.
Ylopo
$295+/mo. Ylopo is an innovative platform with a focus on social media leads. They have a unique program for serving dynamic ads based on your listings and audience. They have aesthetic websites that are unique among real estate sites in that they are built on Squarespace. They’re a strong contender if you are wanting to transparently leverage social media spending for your business.
If you would rather a completely hands off approach and just want to purchase leads from Facebook, the following two providers advertise on Facebook and then sell ads to agents.
Offrs
$200+/mo. Offrs is a real estate lead generation software mostly designed to generate listing leads, using predictive analytics. Offrs uses big data to guesstimate likely sellers in the next 12 months.
zBuyer
$250+/mo. ZBuyer gets seller leads by advertising cash offers for homes. That may not seem so great at first, but many of these responders are better off listing traditionally, and just need an agent to show them the way. That said, it is also an option for investor-friendly agents or outright investors. The leads are reasonably priced, though you have to work them. Volume may be limited depending on your area, but it might be worthwhile in combination with your other prospecting strategies.
Conclusion
Spying on the competition has never been easier! There is no excuse not to generate leads with a high converting campaign using these real estate agent advertising examples for your own business.
And remember, your landing page is just as important as your advertisement. Driving clicks and eyeballs to your website won’t help if your website isn’t optimized to earn their trust and contact information.

I was hoping to use your suggested technique for reviewing competitor’s ads, but am I incorrect in noticing that the “info and ads” section has been removed from FB? Is there another pathway?
Hello! Yes, they’ve recently changed this. I’ll be updating the article shortly to reflect this change. You can now search business pages at https://www.facebook.com/ads/library/ where it will then display all of that page’s ads.
