I’ve written about some of the top real estate transaction management software options on the market.

But here is a list of just the free ones!

A lot of transaction software targets their business towards bigger accounts like MLSs, associations, and real estate brokerages. This doesn’t necessarily mean that they’re inaccessible. To the contrary, there’s a chance you already have access to many of these tools via your association or broker.

A free transaction manager might be something as simple as Google Sheets, tracking due dates, transactions, and buyers and sellers on a cloud based business tool.

Below is a list of free transaction management software that will help you efficiently close more deals without missing a beat!

Transactly

Transactly is a very unique business model. They offer free transaction software. Free forever!

Instead of charging for the software, they make their money upselling you on virtual real estate transaction coordinators. These are totally optional and you can use their software as long as you want.

Their tool includes a showing scheduler, contract timeline workflows, auto-reminders, and more.

Transactly

$127+/listing. Transactly offers listing and transaction assistants on a per-listing basis. This is a huge plus for brokerages and teams who don’t want full-time TCs or VAs but also don’t need their salespeople spending time on paperwork and transaction management.

Nekst

Nekst is a small company that provides a basic free transaction management tool. It includes automated email sending, assigning tasks, calendar integrations, SMS notifications, and more.

The free version has all the functionality for up to 5 properties and 1 custom plan. The Agent Pro plan is the first paid program at $15/mo and gets you unlimited properties and custom plans.

Folio

If you are all-in on Google and work well with Gmail, a Gmail extension might be an interesting way to manage your deals. Similar to Streak CRM, Folio works on a sidebar in your Gmail, putting documents in transaction folders and checklists right there.

The free plan is limited to 3 ongoing transactions. The Pro account starts at $19/mo and allows unlimited smart folders and Google Drive integration.

Folio

FREE+. Folio is a product by Amitree, and is a bit different than the other transaction software. It is a Gmail or Outlook extension, meaning it works entirely within your email. It recognizes and groups emails by transaction automatically, and allows you to create checklists and coordinate a transaction right there and then. Consider Folio if you are a Outlook or Gmail user and want a lightweight and easy-to-use transaction tracker tool.

EZ Coordinator

Their site is dated, social media has been barren since 2018, and LinkedIn absent. Not sure if this is a company on an aggressively upward trend, but as an established player it features a decent number of direct integrations with other tools like DocuSign and BrokerSumo.

Trello

Trello is not designed for a real estate office specifically but is a popular task management software.

In particular, it is a popular option for advocates of agile methodology. Agile principles are most closely connected with software development companies, though I believe there is a lot that real estate can use from agile. For example, real estate coach Verl Workman endorses and teaches agile methodology to their clients.

All the most essential parts of Trello are available in their free plan. Their paid plan is Trello Gold at $5/mo and allows additional customization for boards (mostly aesthetic and not functional upgrades), larger attachment limits, and some automation features.

Free MLS/Association Tools

Chances are high that you already have a TMS courtesy of your association or MLS dues!

Many Realtor associations and MLSs have developed partnerships with companies like zipLogix or TransactionDesk to provide a portion or all of their transaction tools to members.

It’s definitely worth checking these out and seeing if their capabilities will meet your needs without your having to spend a dime (at least, not directly).

zipForm Transaction Coordinator

FREE+. ZipLogix is “free” for many Realtors thanks to their partnership with associations. It is more than just a forms database. ZipLogix includes tools for transaction management, as well as e-signatures Digital Ink and ZipCRM. Its user interface is inferior to competitiors, but might be worth exploring if you are looking for something you already own as an agent.

TransactionDesk

$TBD. TransactionDesk is the transaction management piece of Instanet, a transaction and brokerage backend. Instanet includes AuthentiSign, forms, and brokerage tools. It is now owned by Lone Wolf Technologies (BrokerWolf). Often, Instanet sells directly to MLSs, who buy the package to provide for their members. So there is a chance you already have TransactionDesk and the Instanet suite of tools!

Conclusion

Many agents live for the face-to-face of working with buyers and sellers, but struggle with the transaction follow through. Getting from contract to closing isn’t sexy. It’s seldom fun. And it’s easy to make costly mistakes.

A good system on a transaction software doesn’t have to set back your bank account. There is no excuse! The transaction is where you deliver the goods and the experience that will keep clients referring customers for years.

The agents and transaction coordinators of top producing teams don’t let anything fall through the cracks! Stay on top of your transactions!
