Best Features

Digital Pro

Matterport introduced the Digital Pro product in 2022 in which the standard photography is taken concurrent with the Matterport 3D tour process.

This is a huge time saving for photographers, and allows them to offer 3D photography packages more affordably than ever.

The Digital Pro package is the leader in 3D tour space, and priced $50 better than most competition.

3D tours are great because they show up prominently on Zillow and can give sight-unseen buyers confidence in submitting an offer on your seller’s home.

Fannie Mae Compliant Floorplans

Fannie Mae adopted the ANSI standard for SQFT measurements in 2022, requirement appraisers to utilize the standard for all Fannie Mae loans.

Cubicasa provides these floorplans, and is partnered with Matterport on their floorplan product.

These appraiser-grade floorplans can be used not just for advertising the layout, but can be cited for the SQFT.

The capability of potentially advertising your seller’s home at a larger, more accurate square footage is something that can make you stand out from the crowd.

Good Coverage

VHT had a nationwide footprint prior to being acquired by Matterport.

While they may have parts of the country that are sparse on photographer availability, chances are that they have good coverage in your area.

They also have the full range of services most agents would need, including:

Biggest Pitfalls

More Expensive Add Ons

Matterport offers a wide range of services outside the standard photography or 3D tour packages. But they tend to be more expensive than the add ons of competitors.

Aerial photography is about $50 more expensive than some competitors. Virtual staging is more expensive compared to what you could do yourself with a vendor like BoxBrownie.

Dated User Interface

The user dashboard for ordering, accessing, and monitoring photography orders is more dated than you might find with some competitors. However it is adequate to

The two photography-only plans start at $130, with the Gold Series starting at $200 and additional quality features.

The standout product, however, is the $299 Digital Pro plan offered with the Matterport camera, which comes with a 3D tour, 25 photos, and a floorplan.

Aerial photography starts at $249, and at $349 for aerial video.

My Personal Recommendation

I work for an institutional landlord that uses the Matterport product. They had used VHT prior to being purchased by Matterport, and subsequently transitioned our package from the Silver Series to the Digital Pro.

The Digital Pro photography plan is fantastic, especially for the price. Because it takes photos with the Matterport technology itself, the photographer’s time at the house is shorter and they can sell it more affordably.

Moreover, we were able to put the floorplan to good use. Matterport is partnered with Cubicasa, who provides their floorplans. These floorplans are ANSI compliant, meaning they are good enough for appraisers per Fannie Mae rules. We were able to leverage this to our advantage by advertising the SQFT of our homes at the number, being both more accurate and often able to advertise our homes at a higher SQFT than what was reflected in the tax record.

The Digital Pro photography quality looks as good as any professional photography, and they have the options of doing things like watermarks and more for us.

We don’t do virtual staging, aerial photography, or higher end luxury shoots. If those are regular features of your photography needs and you are wanting to compete on price, you might be able to combine Matterport and BoxBrownie as a solution?

But for the vast majority of circumstances and agents, I would personally recommend Matterport and the Digital Pro product in particular to up your listing showmanship.
